What to Look for When Buying Real Estate in Los Cabos

When prospective investors or second-home buyers ask about whether investing in Los Cabos real estate is a good idea, the answer typically is a resounding ‘Yes.’

What generally follows are all the other questions about prices, communities, locations, best places to invest, and forecast on return.

Ten years ago, the aftermath of the global financial meltdown in 2008 put the brakes on real estate investment in Los Cabos as well as in many other top-tier resort and residential destinations. Once the market leveled out and re-stabilized, a true recovery occurred. With renewed trust, boomers and other real estate buyers came out in force to put their dollars into properties perceived to be a ‘good deal.’ The new mantra, regardless of price point, is ‘value.’ Prospective buyers are averse to investing in overly-priced real estate. Buyers are acutely aware of market realities.

In the past few years, Los Cabos has emerged as the premier getaway for celebrities, jet-setters and those who can afford to go anywhere. An ideal climate, world-class activities, superlative hotels, exceptional dining and a glorious Land’s End setting have set Cabo apart from all other Mexican destinations. People aspire to visit Los Cabos. The real estate market has benefitted.

At present, buyers are seeking out reputable, well-established developers with a solid track record as well as real estate options that offer more than a house or a condo.  Current buyers are looking for a desirable lifestyle to share with family and friends. As an investment, they want to have a some idea of the property’s future resale value as well as its value as a vacation rental property.

The challenge in a place as varied as Los Cabos is deciding where to invest. All things considered, the master-planned communities within Quivira Los Cabos tick all the boxes in both the investment and lifestyle categories.

The first real estate development at Quivira Los Cabos was Copala, an innovative, full-ownership gated community that offers seven towers with 1-, 2- and 3-bedroom condos within the 1,850-acre oceanfront community; and 86 beautifully appointed homes available in multiple layouts and six different floor plans. Four years after its launch, Copala is nearly sold out, a tribute to developer Ernesto Coppel’s foresight.

Another community, Coronado, is an exclusive 30-acre neighborhood terraced below Copala that features 68 single-level, hacienda-style homes that combine Spanish Colonial touches with clean modern lines, beautiful outdoor spaces and panoramic golf and fairway views. Unsurprisingly, sales are brisk at this crown jewel of Quivira Los Cabos. Given the exquisite Land’s End setting 10 minutes from downtown Cabo San Lucas, the value proposition at these two communities is readily apparent.
